Your home is likely one of the biggest investments you have. When it comes to making major decisions in your life, like the decision to sell a home, it just makes good business sense to seek out sound advice. When it comes to real estate, that advice will come from a Realtor who knows your community.

You should feel comfortable with the Realtor you choose to work with. If you feel you can't approach your Realtor, experience difficulty obtaining answers to your questions, or feel you're not being listened to then you have the wrong Realtor.

The following is a list of services you should receive or should consider when choosing a Realtor to work with:

1. Look for a Realtor that displays a high degree of professionalism. Make sure they have a daily working plan and systems in place to deal with you and the sale of your home efficiently and effectively.

2. Your Realtor should be technologically savvy. They should be comfortable using the latest technology and able to communicate with interested prospects on line. This is currently the fastest growing form of real estate marketing and communication. It has become the most efficient method of marketing and offers your home the greatest exposure around the world. If your Realtor receives inquiries regarding your home you will want to make sure that he or she has the necessary equipment and experience to respond promptly to the requests in the same form it was received. 

3. Choose a local Realtor. He or she is more familiar with your market than an out of area Realtor. Local Realtors have a network of clients and customers in your city and will receive more cooperation from other local agents. Any benefit you feel you will receive from choosing a friend or family Realtor from outside the area will be lost in their lack of knowledge.

4. Have your Realtor supply references from several satisfied past clients.

5. Your Realtor should show you what will be done to sell your home and put the commitment/marketing plan in writing.

6. Prepare a Comparative Market Analysis. Together you and your Realtor should determine the best (read: realistic) list price for your home in todays market. Your Realtor should show you research to support any recommendations including recent sales (probable selling price), current listings (current competition), and if applicable, expired sales (price that failed to sell).

7. Your realtor should help prepare your home for sale by inspecting your place inside and out and make up a list of suggestions and recommendations needed to present your home at it's best.

8. Put together a professional information sheet or brochure that highlights your homes selling points and outstanding features.

9.  The Realtor should stay in touch with you to keep you aware of current market conditions.  This personal touch extends to all home appointments and showings.  You should be informed of all appointments and receive feedback on buyer showings.

10. The Realtor should explain to you all purchase and sale agreements. Also, if any tricky situation arises with mortgage bankers, appraisers, inspectors, buyers and other Realtors between the time the contract is written and when possession takes place, the Realtor should be there to help it all through.

In closing, make sure you look for a Realtor who tells you what they know from experience in the market, not telling you what they think you want to hear. This form of flattery may get the listing but certainly does not sell your home!!
